Left: Above is a precedent study of buildings located near our site in Niles, Michigan. We studied not only their appearance and shape, but also the importance of both background and foreground buildings in a successful urban fabric. These drawings are only three of a series of twelve illustrations that exemplify Niles’ complete transect range from background to foreground buildings. Media: Watercolor

Right: This “Corner-Flex” building is a design for a multi-use building on a corner lot in Niles, Michigan. The ground floor was designated as retail space. The upper three  floors could be used as office or residential spaces.  The area that makes up Niles was once occupied by four different nations, thus the earning the moniker of “Four Flags”. Spain, France, England and the United States.  I used this as an opportunity to give my building a “European” look such as the French mansard roof. Media: Pencil with Photoshop overlay.
